Langford building permits: the fastest counter on the Island

Langford built its reputation on approving things quickly. Next-day inspections, an online fee calculator, and a portal that actually works — plus one new 2026 rule that catches framers off guard.

If Victoria is the careful one and Saanich is the thorough one, Langford is the fast one — the city practically markets its permit turnaround. Inspection requests received before noon are generally accommodated next day, which is unheard of in most BC jurisdictions.

Fees: calculate them yourself

Langford publishes an online Building Permit Fee Calculator at feecalculators.langford.ca — punch in your project type and value and get your number straight from the source. That transparency is rare and worth using before you talk to anyone.

The 2026 rule that catches people

New as of January 1, 2026: a BC Land Survey must be received and approved before framing inspections can be booked. Schedule your surveyor early — waiting until framing is done means your whole job sits while you chase a survey appointment.

Also in force: projects applied for after May 2023 must meet BC Energy Step Code Step 3, which means hiring a Certified Energy Advisor. Budget for both the advisor and the upgrades — this is provincial direction, not Langford being picky.
